The Home Selling Process

Price your house to sell

 

The fair market value of your home is determined by what today’s homebuyers are willing to pay for it. Buyers are comparing your home to all the other homes in the area that have recently sold, and those that are currently on the market.

 

Buyers don’t care about:

What Your Neighbor Says your house is worth.....What You Want to make in profits..... What You have Spent on Repairs, Upgrades, Remodeling, and New Carpet.....What it Costs to Build Today..... What You payed for it..... how much it will cost to sell it.....What You Need to pay it off............................Get the idea!!

 

In short, your house will only sell for a price set by the market, price it too high, and it will sit stagnant for months with little or no activity.

Ironically, homeowners who ask more for their homes tend to get less in the end. Studies show that if you price your home properly it will sell faster and at a higher price than if the home was priced aggressively. Overpricing generally leads to low bids and more often, prospective buyers completely bypassing the house because it appears to be out of their  range. Proper pricing leads to higher bids and more offers.


Increase Your Chances of Selling

Now that the optimum listing price has been determined here are some more tips to help you get top dollar for your house.

Curb Appeal
First impressions are everything. The last thing you want is to turn off a potential buyer before he or she walks in the door. So make sure the house is painted, and call a landscaper to get your lawn in tip top shape. "If your grass isn't green, make it green. If you have weeds, get rid of them. If the shrubs are overgrown, cut them." Even small, inexpensive potted flowers can make your home seem more inviting.

 

Renovations
Some renovations are worth the investment. Dollar for dollar a few cans of paint and new carpeting could provide a handsome return. Remember, when a potential buyer is considering the house, they are also adding up how much it will cost them to do all the home improvements and most likely, that cost will be reflected in their offer.

 

Fix Everything
Make sure everything works. It’s a good idea to have an inspector assess everything from your water heater and furnace to your central air conditioning system. If there are any doubts about the mechanical functions, a buyer will walk.

 

Even minor repairs are crucial.

Hire a contractor to go through your home with a fine-toothed comb. Make sure the gutters are cleaned and the tub has new grout and caulk in the joints. Every window must slide open, and kitchen cabinets should open with ease. And don't forget to paint over ugly water stains.

If you don't, a potential buyer could see it as a warning sign of a larger issue.

 

If you're inclined to leave your home as is, prepare to drop your asking price. I hate to say it, but price cures everything. Historically, buyers negotiate two dollars for every dollar of reported deficiencies.

 

Additional Tips
There's some basic advice that's worth repeating. Keep your home as clean and as pristine as possible. This means cleaning out your closets and getting rid of excess clutter and furniture. You want your home to look as spacious as possible.

Professional stagers have an eye for what the buyer is looking, if you don't quite have the gift of arrangement stagers can provide this service. Home that are professionally staged tend to sell much faster than homes that are not.
