When buying residential real estate it is
always advisable to have a home inspection done. All houses have some issues, from
the small repairs like a window that needs to be sealed, to the big problems
which include termites, water leaks and foundation problems; an inspector
will find numerous imperfections and tell you about all of them. As a buyer you should know what these
problems are.
Before buying your new house, find out
what these issues may be and determine whether they need to be fixed. In
most cases, the inspection report shows a number of items that do not need
to be addressed at all but it is good to know what they are. Ask your North Dallas
Real Estate Agent to
explain why an inspection is advisable when you buy a house.
When selling your house, before listing it
for sale, having an inspection done will show you where potential deal
breaking problems may be hiding. This will allow you to fix any issues in
advance and avoid the mess of taking your house off the market in the middle
of a listing and possibly loosing the buyer at the same time. Your real
estate agent will require you to disclose any repairs done to the house on a
Sellers Disclosure Notice, but taking care of the problems in advance will
leave you in control of the situation. Buyers generally do not want
to deal with repairs when buying a new house, they almost always prefer buying a
house that is in move in condition.
Over all, when buying or
selling real
estate, a home inspection will determine the condition of the house, and any major issues
that might need to be addressed.
