house but have concerns about unexpected
repair cost after closing, have your real estate agent add a
homeowners service policy to the purchase offer. There is a
special provision incorporated into the Texas Residential Real
Estate contract that covers this issue. The home warranty
policy covers many mechanical
repairs to the house
for one year, are renewable at the end of the term, and are
designed to encompass an array of repairs. There is a set predetermined deductible
amount that is paid
by the policy holder for each covered repair. Several home
warranty companies
offer a varying degrees of coverage but most core packages
will include repairs to the heating and air systems,
ductwork, electrical, ranges, ovens, cook tops, Water
heaters, plumbing issues and a few more items. To add items
to the core coverage, premier service packages are
availably for an additional fee.

selling your house and want a little added
protection just incase a repair problem pops up before the
house closes, a sellers policy is now available through
select warranty companies. This
home warranty plan is purchased by the seller, covers
unexpected repair while the house is for sale and transfers
to the new owner after closing. A real estate agent that
represents a buyer has an obligation to protect their
clients and recommending home warranty coverage is one way to insure part
of that protection, so most offers will ask the seller to
buy a home warranty service policy. Knowing this, for a few
more dollars the person selling the house can utilize that
insurance getting the repair benefit before the house is
sold.
