A listing agent works exclusively for the Seller and must do everything possible to get the best deal for their clients. This is outlined in the IABS form that the state of Texas requires all real estate agents present to new clients. IF YOU ARE A BUYER, and you want to be represented with the same commitment as the seller, signing a Buyers Representation Agreement with your real estate agent will grant you that advantage. This simply means that if you buy a house using the listing agent, that agent is employed by the Seller through a contract and CAN NOT represent YOUR best interests. If you plan to buy a house, employing a real estate agent through the use of a Buyers Representation Agreement provides you the same agency protection as the seller receives, as your agent now works exclusively for you.
Without signed representation, there is no agency agreement, and in most cases your real estate agent works for the seller by default. It usually cost you nothing to use a Buyers Representative in Texas, and it could save you more than just money.
