Looking for a New Home?
Find a Real Estate Agent in Frisco TX

Whether you're a first time homebuyer or you have already made several purchases in the past, buying a house in Texas can be a challenging ordeal to undertake on your own.

A real estate professional is always a very valuable asset for homebuyers to have, offering essential information, field expertise, and access to necessary resources compiled to successfully execute a complex real estate transaction.

I will guide you through all aspects of the entire real estate buying process through the day of closing, providing key resources, up to date analysis of potential prospects, keep you informed of critical dates and help mitigate errant issues that might impede a successful closing.

There are two unique real estate advantages that homebuyers have in Texas.

One, the real estate agent's commission is paid for by the seller's broker not the buyer. For the exception of very rare cases, when purchasing a house in Texas, the buyer pays no commission.

Two, the Buyers Representation Agreement signed between the buyer and the agent requires that agent to work exclusively for the buyer and have no allegiance to the seller.

How to buy a house in Texas

The TREC One to Four Family Residential
is an Unconditional Right Of Termination
ONLY during the Option Period.

A listing agent works exclusively for the Seller and must do everything possible to get the best deal for their clients. This is outlined in the IABS form that the state of Texas requires all real estate agents present to new clients. IF YOU ARE A BUYER, and you want to be represented with the same commitment as the seller, signing a Buyers Representation Agreement with your real estate agent will grant you that advantage. This simply means that if you buy a house using the listing agent, that agent is employed by the Seller through a contract and CAN NOT represent YOUR best interests. If you plan to buy a house, employing a real estate agent through the use of a Buyers Representation Agreement provides you the same agency protection as the seller receives, as your agent now works exclusively for you.
Without signed representation, there is no agency agreement, and in most cases your real estate agent works for the seller by default. It usually cost you nothing to use a Buyers Representative in Texas, and it could save you more than just money.

Use the Mortgage Calculator to get an idea of what your monthly payments will be.
Before looking at homes to buy you need to determine how much house you can afford.
Talk to your agent about the monthly payments and what you feel comfortable spending on a monthly bases.
I can help you find a mortgage broker to begin the pre-approval process, this step will affirm that the funds you want to borrow are available and what the limits will be. A pre-approval letter lets both real estate agents and sellers know that you're a serious shopper and could gain added leverage in the price negotiations. All purchase offers must be submitted with a pre-approval letter or proof of funds.

The mortgage lender will perform a review of your finances, job history, and credit worthiness. This will allow the lender to obtain an accurate and reliable estimate of what you can borrow. Based on the results, a pre-approval letter is issued. This letter will show the home seller that the lender is ready to do business with you, pending the contract, market appraisal and the underwriting.

What should I ask the lender when shopping for a loan?
What loan programs do you offer and which one do you think is best for me?
How much do you require for a down payment?
What interest rate will I receive?
What are the terms of the loan?
How much is the origination fee?
Do you have in-house underwriting?
How long will the loan approval process take?
What line items of the loan agreement are negotiable if any?
What is your policy for locking in interest rates, and will you honor a lower rate if it declines during the lock-in period?
Is there a prepayment penalty for paying the loan off early?
